THE CONDO
Light, airy and made for longer stays, this second-floor condo with interiors by H3K sits in the architecturally significant Seven Lakes Golf & Country Club. With two bedrooms, two bathrooms and a large office/den, it feels more like a house than a condo.

A bright red door opens to a glam foyer and light wood-look tile throughout. The lounge has an oversized sectional that seats 6+, two Barcelona chairs and a 65" Smart TV, framed by floor-to-ceiling glass with panoramic views across the country club grounds.

WORK FROM HOME
The office/den has a tortoise-shell desk, a velvet sofa for reading, and a daybed that converts to a queen.

KITCHEN & DINING
The remodeled, fully stocked kitchen has sleek black counters, a silver backsplash, a wine fridge and Miele appliances (gas stove with grill, dishwasher, built-in fridge/freezer), plus microwave and oven. Dining seats 6 at a Knoll marble-top tulip table.

BEDROOMS & BATHS
Both bedrooms have a king bed with a new Parachute Home mattress, 100% cotton percale Brooklinen linens, a dresser and a wall-mounted smart TV.

• Primary suite: rattan king bed in serene blues and black, velvet sofa, generous walk-in closet, and a striking black-and-white en-suite with double vanity and large walk-in shower.
• Second bedroom: bright aqua midcentury wallpaper, next to the central bathroom with its pink-and-green "white tigers in Palm Springs" wallpaper and mosaic-tiled shower/tub.

Seven Lakes Golf & Country Club is located in the southeast corner of Palm Springs, within a couple of miles of Palm Springs International Airport and just a few minutes' drive from Vons and Trader Joe's. The surrounding area offers hiking and mountain biking trails, while restaurants, night spots, cafes and downtown Palm Springs are just over 10 minutes away by car or Uber.

Minutes from downtown by Lyft or Uber, you can be anywhere in Palm Springs without ever having to get in your car. We always recommend renting bikes for at least a day. Our neighborhood is filled with mid century homes and landscapes to to explore.

BEFORE YOU ARRIVE
Guests booking this home must be 25 years or older. Before arrival, the booking guest must complete an online rental contract acknowledging the rental guidelines and rules, including the names of all guests, and provide a photo of their government-issued ID.

HOUSE RULES

• All reservations must be a minimum of 28 nights.
• This home allows a maximum of 4 guests.
• Parties and events are not permitted.
• This home is dog friendly provided your dog is pre-approved for weight, breed and temperament. Pet fee will apply. Service dogs are always welcome. Sorry, no cats or other pets.
• All noisy activities must be taken inside by 10 PM to respect community quiet hours and to be good neighbors.

We reserve the right to immediately cancel any guest stay without a refund if any of the rental rules are violated.

CAMERAS
There is a surveillance camera at the front door and back door, facing away from the door.

CHILDREN
This home is not childproofed: cabinets are not secured, and there are many breakable items. Adults traveling with well-behaved children are welcome, but children must be fully supervised at all times, including on the balcony and at the community pools; the home is not advertised or guaranteed as child-safe or childproof.

CLEANING
Mid-stay cleanings are required a minimum of every 14 days of any guest stay. One mid-stay cleaning is included with every reservation as a community fee; any additional mid-stay cleanings are billed separately every 14 days after that and scheduled to meet your needs. Weekly cleaning is available on request.

A Few Things Before You Book
We want Lakeside Luxe to feel like the easiest part of your trip. Here's everything you need to know to make that happen — including a few rules we're required to enforce by the City of Palm Springs, since our ability to keep hosting depends on every guest following them. These terms apply to your stay no matter how it was booked.

Required
• Quiet hours are 10 PM–10 AM for general outdoor noise. Please be good neighbors and bring any noisy activity indoors during these times.
• The responsible/booking guest must be 25 years or older.
• The responsible/booking guest must be present for the entire stay. Bookings made on behalf of a third party who will not be present are not permitted, per city regulation and our booking policy across all platforms.
• Occupancy is limited to 2 adults per bedroom (4 adults max across our 2 bedrooms) plus up to 2 children 12 and under.
• Parking is limited to 2 vehicles for registered/overnight guests, at all times. Day guests may bring up to 2 additional vehicles, but only between 10 AM–10 PM (4 vehicles max on-site during those hours). Day-guest vehicles must be removed by 10 PM.
• Day guests are limited to 4 additional people between 10 AM–10 PM. Day guests must depart by 10 PM.
• Government-issued ID and a signed rental agreement are required from the responsible guest before check-in, with the names of all guests age 12 and older listed on the contract. A link to the rental contract will be sent once your reservation is confirmed.
• A face-to-face greeting with the responsible guest is required within 24 hours of check-in.

Any violation of the rules above — city-mandated or otherwise — is also treated as a breach of the rental agreement and may potentially result in immediate removal from the property without refund, whether reported to our staff, city compliance, or the police.

Our House Guidelines
• This is a home for relaxing, not for parties or events — please keep gatherings to registered guests.
• Stays over 14 nights require mid-stay cleaning (one is included with your reservation) at least every 2 weeks — this includes a full linen turnover and amenities refresh, billed at our standard cleaning rate. We'll work with you to schedule it around your plans. Daily or weekly cleaning is also available on request for an additional fee.
• Kids are welcome, and we just ask that they're supervised at all times. Please note: this home isn't childproofed — cabinets aren't secured, the pool and spa don't have child locks, and there are many breakable items throughout. We're glad to welcome children when they're supervised by a responsible adult, but we don't advertise or guarantee the home as child-safe or childproofed in any way.
• Pups must be pre-approved (weight and breed) prior to booking and Pet Fee paid — please reach out before you book so we can confirm your pup is a good fit. Pups must be well-behaved, potty-trained, and cleaned up after. Pups are welcome in the home and yard but not in the pool or spa — pool sanitation systems aren't designed for animals. Dogs cannot be LEFT ALONE in the home, in the yard or on the patios to bark and whine. We expect all of our guests, human and canine, to be good neighbors! Service animals are always welcome, no pre-approval needed — if you're traveling with one, we'd love a heads-up before arrival so we can have things ready for you. It's not required and doesn't affect your booking, just helps us prepare.
• We don't offer check-ins on major holidays (Thanksgiving, Christmas Eve/Day, New Year's Day, Easter, Memorial Day, 4th of July, Labor Day) so our team can be fully available if you need anything — happy to help you pick nearby dates.
• Please be kind to our plumbing — only toilet paper goes in the toilets. Everything else (wipes, feminine hygiene products, paper towels, etc.) goes in the waste basket.
• Glassware isn't allowed in or around the Community pools and spas — we've provided plastic cups for poolside and spa use instead.
• Take good care of the place — replacement or repair costs apply for any missing, stained, or damaged linens, home contents, furnishings, or grounds, same as any home you'd treat as your own.
• Filming or photography with more than 2 people, or any specialized gear or crew (professional lighting, drones, staged productions, etc.), isn't permitted without our prior written approval — casual photos and videos for personal use are always fine. If you're planning something larger, just reach out first so we can discuss it. Unauthorized filming may result in additional charges billed to the responsible guest and the same consequences outlined elsewhere in this agreement.
• This is a non-smoking home. Smoking isn't permitted indoors, but you're welcome to smoke outside as long as ashtrays are used and all doors and windows stay closed. Indoor smoking is one of the few things we can't work around after the fact — if it happens, a minimum $500 smoke-cleaning fee applies to the booking party, since removing smoke odor requires special remediation before we can welcome the next guests.

Check-In, Check-Out & Cleaning
Check-in is any time after 3:00 PM, unless our co-host arranges something different with you in writing ahead of time. We'll send self check-in instructions in advance, or provide keys/an access code on arrival. Access can't be granted until your rental agreement is signed and your balance is paid in full. Once you've checked in or been given access, you're accepting the home in its current condition — so if anything doesn't look right when you arrive, please let our co-host know right away so we can make it right for you.

Check-out is by 11:00 AM. If you'd like a later check-out, just ask at least 24 hours ahead of your scheduled departure — we're happy to accommodate when there's no new arrival or maintenance scheduled that day. If a guest checks out late without pre-approval, charges may apply, ranging from the cleaning fee up to a full night's rate, depending on the situation.

Cleaning: your cleaning fee covers our standard turnover clean. To help our team get the home ready for the next guests, we just ask that you leave things in reasonably good shape before you go — dishes washed and put away, and the home generally tidied so it's ready to be vacuumed, dusted, and sanitized. If significant additional cleaning is needed, charges apply at $50/hour and will be billed to the responsible guest.
• Left something behind? Just let us know and we're happy to mail it back to you via USPS. We'll charge the responsible guest for shipping, packaging materials, and a $25 handling fee.

One more thing worth knowing: this home doesn't allow glitter or confetti, indoors or out — it's nearly impossible to fully remove once it's in carpets, furniture, or the yard. If any is found after your stay, a $350 cleaning fee applies.

Assumption of Risk & Release of Liability

Utilities & Property Conditions
We work hard to keep everything at Lakeside Luxe running smoothly, but we can't guarantee against occasional issues outside our control — a temporary outage in water, gas, phone, internet, cable, or electricity, plumbing issues, or disruptions caused by weather, natural disasters, or other events beyond our control. If something comes up during your stay, please tell us right away and we'll make good-faith efforts to fix it promptly. That said, the Owner(s) and Co-Host(s) do not accept liability for loss, damage, or injury to guests or their personal property, or for the temporary conditions described above.

Pool, Spa, & Walkways
These are some of the best parts of Lakeside Luxe, and we want you to enjoy them — safely. Pool decks, spa areas, and walkways can be slippery when wet, and injury can occur if care isn't taken. By using these areas, you acknowledge these risks, agree to follow any rules posted at the property, and assume the risks associated with their use.

Your Agreement
By confirming your reservation — regardless of the platform used — and again by signing the private rental contract sent after booking, the responsible guest confirms that the names of all guests age 12 and older have been accurately listed and that they, along with every guest age 12 and older in their party, have read and agree to the above, including the City of Palm Springs Good Neighbor requirements and the Assumption of Risk & Release of Liability section. The responsible guest acknowledges that noise and vehicle/parking violations may result in a minimum $500 fine issued by the City of Palm Springs, and that any violation of the rules above is treated as a breach of the rental agreement and will potentially result in immediate eviction without refund, whether reported to our staff, city compliance, or the police. This agreement applies to your stay directly and independently of any individual booking platform's own policies.
