THE HOUSE
Peacock blue double doors open onto charcoal terrazzo-style porcelain floors, dark brown walls, graphic wall installations and gallery-white spaces, a bold, soulful take on Palm Springs midcentury design by Christopher Kennedy.

The formal living room has an oversized L-shaped sofa, club chairs, a cognac leather armchair with ottoman, and a vintage rams' head coffee table. High ceilings and large panes of glass, split by a gold-finished fireplace, look out to the garden.

The second living area pairs daisy-patterned wallpaper with a midcentury sofa and a 65" wall-mounted TV. The built-in wet bar, with its gold patterned front and gold pendant lights, has a James Bond feel and comes stocked with quality barware, vintage glass and Murano pieces. Sonos sound system plus a Bose Bluetooth speaker.

KITCHEN & DINING
Newly remodeled kitchen with walnut cabinets, dark brown quartz counters, a desert-toned backsplash and high-end JennAir appliances, fully stocked for cooking. Counter seating for 3, and a glass-and-gold dining table seating 6 on silk chairs.

BEDROOMS & BATHS

• Primary suite: king bed in blue velvet, chaise lounge, frame TV, floor-to-ceiling mountain views, and a walk-through closet with built-in bench. En-suite bath with walnut double vanity, free-standing tub and extra-large walk-in shower.

Guests have full access to the home and grounds through a private entrance with self check-in via a smart lock, except for locked cabinets. You may use the private backyard, pool and spa, patios, outdoor kitchen, and one-space residential garage. Driveway or street parking is also available, subject to the maximum 3 vehicle rule.

The Host with the Most Team can be available for anything you need & will greet you in person within 24 hours of your arrival.

This home is self check-in and setup with everything you need to relax and unwind.

We are available as needed but you will be left to enjoy this space as if it is your own during your stay.

Indian Canyons, originally Canyon Country Club, was Palm Springs' first fully planned community, built in the 1960s around a championship golf course. It's a quiet, upscale enclave of distinctive midcentury homes, many of which open for tours during Modernism Week each February. Stroll to the club for a cocktail overlooking a fountain said to be a gift from Walt Disney. Heading to Coachella or Stagecoach? The festival shuttle picks up at the Palm Springs Convention Center, about a 15-minute drive from Caliente House, so you can skip the festival traffic and parking.

Most guests rent a car at the airport or drive to Palm Springs. The garage can easily hold 1 car.

Minutes from downtown by Lyft or Uber you can be anywhere in Palm Springs without ever having to get in your car. We always recommend renting bikes for at least one day. Our neighborhood is filled with mid century homes and landscapes to explore.

BEFORE YOU ARRIVE
Guests booking this home must be 25 years or older. Before arrival, the responsible booking guest must sign the City-required outside contract, provide a photo of government-issued ID, be present for the stay, and ensure all guests read and sign the Good Neighbor Form.

HOUSE RULES

• Parties and events are not permitted.
• This home allows a maximum of 6 adults plus 2 kids 12 and under.
• No more than 3 vehicles may be parked at this home during your stay. One in the garage and 2 in driveway or on the street.
• Well-behaved dogs allowed with additional pet fee. Must be approved for weight, age, and breed. Sorry, no cats or other pets.
• NOISE: No outdoor music or amplified sound at any time, per the citywide short-term rental ordinance. If you're playing music indoors, doors and windows must stay closed at all times so it isn't audible outside — this applies any hour of the day, not just after 10 PM. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day.

We reserve the right to immediately cancel any guest stay without a refund if any of the rental rules are violated.

CAMERAS & MONITORS
Ring cameras at entry points on property (front door and side entrances) to monitor entrances. Noise monitors are located in the main living area and pool area; they measure decibel levels only and do not record sounds or conversations.

POOL & SPA
Pool heating is optional at a rate of $95 per night of your visit. Please note that applicable processing fees will be added to the pool-heating cost and displayed for your review before payment is completed. Spa heating is included with your reservation and can be heated on demand.

CHILDREN
This home is not childproofed: cabinets are not secured, the pool and hot tub do not have child locks, and there are many breakable items. Adults traveling with well-behaved children are welcome, but children must be fully supervised at all times; the home is not advertised or guaranteed as child-safe or childproof.

FEES & TAXES
For stays under 28 nights, a 12.5% Transient Occupancy Tax (rising to 13.5% 12/1/26) has been charged as required by the City of Palm Springs. Bookings over 28 nights are not subject to TOT tax.

Stays over 14 nights require a mid-stay cleaning at least every 14 days, billed separately; this includes a complete linen turnover and amenities refresh. Daily or weekly cleaning is available on request for an additional fee.

A Few Things Before You Book
We want Caliente House to feel like the easiest part of your trip. Here's everything you need to know to make that happen — including a few rules we're required to enforce by the City of Palm Springs, since our ability to keep hosting depends on every guest following them. These terms apply to your stay no matter how it was booked.

Required by the City of Palm Springs
• No outdoor music or amplified sound at any time, per the citywide short-term rental ordinance. If you're playing music indoors, doors and windows must stay closed at all times so it isn't audible outside — this applies any hour of the day, not just after 10 PM. Quiet hours are 10 PM–10 AM for general outdoor noise. We use the noise-monitoring device disclosed above to help us stay compliant.
• The responsible/booking guest must be 25 years or older, per city short-term rental regulations.
• The responsible/booking guest must be present for the entire stay. Bookings made on behalf of a third party who will not be present are not permitted, per city regulation and our booking policy across all platforms.
• Occupancy is limited to 2 adults per bedroom (6 adults max across our 3 bedrooms) plus up to 2 children 12 and under, per city short-term rental occupancy limits.
• Parking is limited to 3 vehicles for registered/overnight guests, at all times. Day guests may bring up to 2 additional vehicles, but only between 10 AM–10 PM (6 vehicles max on-site during those hours). Day-guest vehicles must be removed by 10 PM.
• Day guests are limited to 4 additional people between 10 AM–10 PM, per city short-term rental regulations. Day guests must depart by 10 PM.
• Government-issued ID and a signed rental agreement are required from the responsible guest before check-in, with the names of all guests age 12 and older listed on the contract, per city short-term rental regulations. A link to the rental contract will be sent once your reservation is confirmed.
• All guests age 12 and older must read and sign the Good Neighbor Form, per city short-term rental ordinance.
• A face-to-face greeting with the responsible guest is required within 24 hours of check-in, per city short-term rental ordinance.
• A 12.5% Transient Occupancy Tax applies to stays under 28 nights (raising to 13/5% 12/1/26), per city requirement. Stays of 28 nights or more are exempt from this tax.
These are permit conditions, not house style. Noise and vehicle/parking violations reported to the city carry a minimum $500 fine issued directly by the City of Palm Springs to the responsible guest. Any violation of the rules above — city-mandated or otherwise — is also treated as a breach of the rental agreement and may potentially result in immediate removal from the property without refund, whether reported to our staff, city compliance, or the police.

Our House Guidelines
• This is a home for relaxing, not for parties or events — please keep gatherings to registered guests.
• Pool heating is available on request for $95/night; spa heat is included and available on demand.
• Stays over 14 nights require mid-stay cleaning at least every 2 weeks — this includes a full linen turnover and amenities refresh, billed at our standard cleaning rate. We'll work with you to schedule it around your plans. Daily or weekly cleaning is also available on request for an additional fee.
• Kids are welcome, and we just ask that they're supervised at all times. Please note: this home isn't childproofed — cabinets aren't secured, the pool and spa don't have child locks, and there are many breakable items throughout. We're glad to welcome children when they're supervised by a responsible adult, but we don't advertise or guarantee the home as child-safe or childproofed in any way.
• Pups must be pre-approved (weight and breed) prior to booking and Pet Fee paid — please reach out before you book so we can confirm your pup is a good fit. Pups must be well-behaved, potty-trained, and cleaned up after. Pups are welcome in the home and yard but not in the pool or spa — pool sanitation systems aren't designed for animals. Dogs cannot be LEFT ALONE in the home, in the yard or on the patios to bark and whine. We expect all of our guests, human and canine, to be good neighbors! Service animals are always welcome, no pre-approval needed — if you're traveling with one, we'd love a heads-up before arrival so we can have things ready for you. It's not required and doesn't affect your booking, just helps us prepare.
• We don't offer check-ins on major holidays (Thanksgiving, Christmas Eve/Day, New Year's Day, Easter, Memorial Day, 4th of July, Labor Day) so our team can be fully available if you need anything — happy to help you pick nearby dates.
• Please be kind to our plumbing — only toilet paper goes in the toilets. Everything else (wipes, feminine hygiene products, paper towels, etc.) goes in the waste basket.
• Glassware isn't allowed in or around the pool and spa — we've provided plastic cups for poolside and spa use instead.
• Take good care of the place — replacement or repair costs apply for any missing, stained, or damaged linens, home contents, furnishings, or grounds, same as any home you'd treat as your own.
• Filming or photography with more than 2 people, or any specialized gear or crew (professional lighting, drones, staged productions, etc.), isn't permitted without our prior written approval — casual photos and videos for personal use are always fine. If you're planning something larger, just reach out first so we can discuss it. Unauthorized filming may result in additional charges billed to the responsible guest and the same consequences outlined elsewhere in this agreement.
• This is a non-smoking home. Smoking isn't permitted indoors, but you're welcome to smoke outside as long as ashtrays are used and all doors and windows stay closed. Indoor smoking is one of the few things we can't work around after the fact — if it happens, a minimum $500 smoke-cleaning fee applies to the booking party, since removing smoke odor requires special remediation before we can welcome the next guests.

Check-In, Check-Out & Cleaning
Check-in is any time after 3:00 PM, unless our co-host arranges something different with you in writing ahead of time. We'll send self check-in instructions in advance, or provide keys/an access code on arrival. Access can't be granted until your rental agreement is signed and your balance is paid in full. Once you've checked in or been given access, you're accepting the home in its current condition — so if anything doesn't look right when you arrive, please let our co-host know right away so we can make it right for you.

Check-out is by 11:00 AM. If you'd like a later check-out, just ask at least 24 hours ahead of your scheduled departure — we're happy to accommodate when there's no new arrival or maintenance scheduled that day. If a guest checks out late without pre-approval, charges may apply, ranging from the cleaning fee up to a full night's rate, depending on the situation.

Cleaning: your cleaning fee covers our standard turnover clean. To help our team get the home ready for the next guests, we just ask that you leave things in reasonably good shape before you go — dishes washed and put away, and the home generally tidied so it's ready to be vacuumed, dusted, and sanitized. If significant additional cleaning is needed, charges apply at $50/hour and will be billed to the responsible guest.
• Left something behind? Just let us know and we're happy to mail it back to you via USPS. We'll charge the responsible guest for shipping, packaging materials, and a $25 handling fee.

One more thing worth knowing: this home doesn't allow glitter or confetti, indoors or out — it's nearly impossible to fully remove once it's in carpets, furniture, or the yard. If any is found after your stay, a $350 cleaning fee applies.

Assumption of Risk & Release of Liability

Utilities & Property Conditions
We work hard to keep everything at Caliente House running smoothly, but we can't guarantee against occasional issues outside our control — a temporary outage in water, gas, phone, internet, cable, or electricity, plumbing issues, or disruptions caused by weather, natural disasters, or other events beyond our control. If something comes up during your stay, please tell us right away and we'll make good-faith efforts to fix it promptly. That said, the Owner(s) and Co-Host(s) do not accept liability for loss, damage, or injury to guests or their personal property, or for the temporary conditions described above.

Pool, Spa, & Walkways
These are some of the best parts of Caliente House, and we want you to enjoy them — safely. Pool decks, spa areas, and walkways can be slippery when wet, and injury can occur if care isn't taken. By using these areas, you acknowledge these risks, agree to follow any rules posted at the property, and assume the risks associated with their use.

Your Agreement
By confirming your reservation — regardless of the platform used — and again by signing the private rental contract sent after booking, the responsible guest confirms that the names of all guests age 12 and older have been accurately listed and that they, along with every guest age 12 and older in their party, have read and agree to the above, including the City of Palm Springs Good Neighbor requirements and the Assumption of Risk & Release of Liability section. The responsible guest acknowledges that noise and vehicle/parking violations may result in a minimum $500 fine issued by the City of Palm Springs, and that any violation of the rules above is treated as a breach of the rental agreement and will potentially result in immediate eviction without refund, whether reported to our staff, city compliance, or the police. This agreement applies to your stay directly and independently of any individual booking platform's own policies.
