THE STORY
Formerly a house of ill-repute catering to the Hollywood elite, Casa Las Damas ("House of the Ladies") is a 1940s Spanish-style home restored with respect for its heritage: beamed ceilings, oak floors, French doors and mature palms, with every contemporary comfort inside and private recreation outside.

THE HOUSE
The vaulted living room has a large U-shaped sofa, a deep-cushioned alcove, and the original gas fireplace beneath a large wall-mounted TV.

The dining area is a showpiece: arched windows, banquette seating and a large round table filled with natural light.

The fully remodeled kitchen has dark oak cabinetry, soapstone counters, a Fisher & Paykel integrated refrigerator, gas range, microwave and bar seating. Next to it, a bar area with beverage fridge.

The game room opens to the pool, with a games table, games and puzzles, a record player, a fireplace and a quiet reading nook.

THE LEADING LADY SUITES
Every bedroom has its own en-suite bathroom, a hotel-quality mattress and 100% cotton percale Brooklinen linens.

• The Greta Suite (Greta Garbo): the largest suite, split-level, with a carved wooden queen poster bed, sofa area with fireplace, wall-mounted TV, French doors to the pool, and a cave-like stone waterfall shower.
• The Rita Suite (Rita Hayworth): king bed, 65" TV and direct outdoor access. Newly remodeled en-suite with shower/tub and oak vanity with soapstone counter, plus Brooklinen towels and robes.
• The Ava Suite (Ava Gardner): carved wooden queen poster bed and a large picture window overlooking the pool. Period en-suite with shower/tub alcove.
• The Lana Suite (Lana Turner): queen poster bed, workspace and wall-mounted TV. Original en-suite, refreshed, with shower, tub and bidet.
  An additional guest bathroom with stall shower makes 5 bathrooms in total.

Guests have full access to the home and grounds, including the private pool and hot tub, fully fenced backyard, tennis/pickleball court, shuffleboard court, outdoor dining areas, and carport. Self check-in via a smart lock at a private entrance. Off-street carport parking is available for two vehicles, with a Tesla-only Level 2 EV charger in the carport. Street parking is also available, subject to the maximum 4 vehicle rule.

The Host with the Most Team can be available for anything you need & will greet you in person within 24 hours of your arrival.

This home is self check-in and setup with everything you need to relax and unwind.

We are available as needed but you will be left to enjoy this space as if it is your own during your stay.

Casa Las Damas is located at the south end of Palm Springs in the quiet Mesa neighborhood, just minutes' walk to iconic venues such as Bar Cecil, El Mirasol, Mr. Lyons, Gigi's, The Reef, King's Highway, Kreem, Gabino's and more. It is just a short drive to a selection of supermarkets, the Warm Sands vintage precinct and Downtown Palm Springs itself. Heading to Coachella or Stagecoach? The festival shuttle picks up at the Palm Springs Convention Center, about a 10-minute drive away, so you can skip the festival traffic and parking.

Minutes from downtown by Lyft or Uber you can be anywhere in Palm Springs without ever having to get in your car. We always recommend renting bikes for at least one day. Our neighborhood is filled with mid century homes and landscapes to explore.

BEFORE YOU ARRIVE
Guests booking this home must be 25 years or older. Before arrival, the responsible booking guest must sign the City-required outside contract, provide a photo of government-issued ID, be present for the stay, and ensure all guests read and sign the Good Neighbor Form.

HOUSE RULES

• Parties and events are not permitted.
• This home allows a maximum of 8 adults plus 2 kids 12 and under.
• No more than 4 vehicles may be parked at this home during your stay. Please park in the carport or on the street.
• Well-behaved dogs allowed with additional pet fee. Sorry, no cats or other pets.
• NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day.

NOISE (Palm Springs ordinance)

CAMERAS & MONITORS
Ring cameras at entry points on property (front door and carport) to monitor entrances. Noise monitors are located in the main living area and pool area; they measure decibel levels only and do not record sounds or conversations.

POOL & SPA
Pool heating is optional for $95 per night. Please note that applicable processing fees will be added to the pool-heating cost and displayed for your review before payment is completed. Hot-tub heating is included with your reservation and available on demand.

CHILDREN
This home is not childproofed: cabinets are not secured, the pool and hot tub do not have child locks, and there are many breakable items. Adults traveling with well-behaved children are welcome, but children must be fully supervised at all times; the home is not advertised or guaranteed as child-safe or childproof.

FEES & TAXES
For stays under 28 nights, a 12.5% Transient Occupancy Tax (rising to 13.5% 12/1/26) has been charged as required by the City of Palm Springs. Bookings over 28 nights are not subject to TOT tax.

Stays over 14 nights require a mid-stay cleaning at least every 14 days, billed separately; this includes a complete linen turnover and amenities refresh. Daily or weekly cleaning is available on request for an additional fee.

A Few Things Before You Book
We want Casa Las Damas to feel like the easiest part of your trip. Here's everything you need to know to make that happen — including a few rules we're required to enforce by the City of Palm Springs, since our ability to keep hosting depends on every guest following them. These terms apply to your stay no matter how it was booked.

Required by the City of Palm Springs
• No outdoor music or amplified sound at any time, per the citywide short-term rental ordinance. If you're playing music indoors, doors and windows must stay closed at all times so it isn't audible outside — this applies any hour of the day, not just after 10 PM. Quiet hours are 10 PM–10 AM for general outdoor noise. We use the noise-monitoring device disclosed above to help us stay compliant.
• The responsible/booking guest must be 25 years or older, per city short-term rental regulations.
• The responsible/booking guest must be present for the entire stay. Bookings made on behalf of a third party who will not be present are not permitted, per city regulation and our booking policy across all platforms.
• Occupancy is limited to 2 adults per bedroom (8 adults max across our 4 bedrooms) plus up to 2 children 12 and under, per city short-term rental occupancy limits.
• Parking is limited to 4 vehicles for registered/overnight guests, at all times. Day guests may bring up to 2 additional vehicles, but only between 10 AM–10 PM (6 vehicles max on-site during those hours). Day-guest vehicles must be removed by 10 PM.
• Day guests are limited to 4 additional people between 10 AM–10 PM, per city short-term rental regulations. Day guests must depart by 10 PM.
• Government-issued ID and a signed rental agreement are required from the responsible guest before check-in, with the names of all guests age 12 and older listed on the contract, per city short-term rental regulations. A link to the rental contract will be sent once your reservation is confirmed.
• All guests age 12 and older must read and sign the Good Neighbor Form, per city short-term rental ordinance.
• A face-to-face greeting with the responsible guest is required within 24 hours of check-in, per city short-term rental ordinance.
• A 12.5% Transient Occupancy Tax applies to stays under 28 nights, per city requirement. Stays of 28 nights or more are exempt from this tax.
These are permit conditions, not house style. Noise and vehicle/parking violations reported to the city carry a minimum $500 fine issued directly by the City of Palm Springs to the responsible guest. Any violation of the rules above — city-mandated or otherwise — is also treated as a breach of the rental agreement and may potentially result in immediate removal from the property without refund, whether reported to our staff, city compliance, or the police.

Our House Guidelines
• This is a home for relaxing, not for parties or events — please keep gatherings to registered guests.
• Pool heating is available on request for $95/night plus service fee; spa heat is included and available on demand.
• Stays over 14 nights require mid-stay cleaning at least every 2 weeks — this includes a full linen turnover and amenities refresh, billed at our standard cleaning rate. We'll work with you to schedule it around your plans. Daily or weekly cleaning is also available on request for an additional fee.
• Kids are welcome, and we just ask that they're supervised at all times. Please note: this home isn't childproofed — cabinets aren't secured, the pool and spa don't have child locks, and there are many breakable items throughout. We're glad to welcome children when they're supervised by a responsible adult, but we don't advertise or guarantee the home as child-safe or childproofed in any way.
• Pups must be pre-approved (weight and breed) prior to booking and Pet Fee paid — please reach out before you book so we can confirm your pup is a good fit. Pups must be well-behaved, potty-trained, and cleaned up after. Pups are welcome in the home and yard but not in the pool or spa — pool sanitation systems aren't designed for animals. Dogs cannot be LEFT ALONE in the home, in the yard or on the patios to bark and whine. We expect all of our guests, human and canine, to be good neighbors! Service animals are always welcome, no pre-approval needed — if you're traveling with one, we'd love a heads-up before arrival so we can have things ready for you. It's not required and doesn't affect your booking, just helps us prepare.
• We don't offer check-ins on major holidays (Thanksgiving, Christmas Eve/Day, New Year's Day, Easter, Memorial Day, 4th of July, Labor Day) so our team can be fully available if you need anything — happy to help you pick nearby dates.
• Please be kind to our plumbing — only toilet paper goes in the toilets. Everything else (wipes, feminine hygiene products, paper towels, etc.) goes in the waste basket.
• Glassware isn't allowed in or around the pool and spa — we've provided plastic cups for poolside and spa use instead.
• Take good care of the place — replacement or repair costs apply for any missing, stained, or damaged linens, home contents, furnishings, or grounds, same as any home you'd treat as your own.
• Filming or photography with more than 2 people, or any specialized gear or crew (professional lighting, drones, staged productions, etc.), isn't permitted without our prior written approval — casual photos and videos for personal use are always fine. If you're planning something larger, just reach out first so we can discuss it. Unauthorized filming may result in additional charges billed to the responsible guest and the same consequences outlined elsewhere in this agreement.
• This is a non-smoking home. Smoking isn't permitted indoors, but you're welcome to smoke outside as long as ashtrays are used and all doors and windows stay closed. Indoor smoking is one of the few things we can't work around after the fact — if it happens, a minimum $500 smoke-cleaning fee applies to the booking party, since removing smoke odor requires special remediation before we can welcome the next guests.

Check-In, Check-Out & Cleaning
Check-in is any time after 3:00 PM, unless our co-host arranges something different with you in writing ahead of time. We'll send self check-in instructions in advance, or provide keys/an access code on arrival. Access can't be granted until your rental agreement is signed and your balance is paid in full. Once you've checked in or been given access, you're accepting the home in its current condition — so if anything doesn't look right when you arrive, please let our co-host know right away so we can make it right for you.

Check-out is by 11:00 AM. If you'd like a later check-out, just ask at least 24 hours ahead of your scheduled departure — we're happy to accommodate when there's no new arrival or maintenance scheduled that day. If a guest checks out late without pre-approval, charges may apply, ranging from the cleaning fee up to a full night's rate, depending on the situation.

Cleaning: your cleaning fee covers our standard turnover clean. To help our team get the home ready for the next guests, we just ask that you leave things in reasonably good shape before you go — dishes washed and put away, and the home generally tidied so it's ready to be vacuumed, dusted, and sanitized. If significant additional cleaning is needed, charges apply at $50/hour and will be billed to the responsible guest.
• Left something behind? Just let us know and we're happy to mail it back to you via USPS. We'll charge the responsible guest for shipping, packaging materials, and a $25 handling fee.

One more thing worth knowing: this home doesn't allow glitter or confetti, indoors or out — it's nearly impossible to fully remove once it's in carpets, furniture, or the yard. If any is found after your stay, a $350 cleaning fee applies.

• Exterior security cameras are located at the front door and carport entrance, monitoring entry points only.
• A noise-monitoring device called NoiseAware is installed in the main living area and pool area. It measures decibel levels only, never audio or conversations, and is 100% privacy compliant. NoiseAware is required on this property; if you have any questions about it, please ask.

Assumption of Risk & Release of Liability

Utilities & Property Conditions
We work hard to keep everything at Casa Las Damas running smoothly, but we can't guarantee against occasional issues outside our control — a temporary outage in water, gas, phone, internet, cable, or electricity, plumbing issues, or disruptions caused by weather, natural disasters, or other events beyond our control. If something comes up during your stay, please tell us right away and we'll make good-faith efforts to fix it promptly. That said, the Owner(s) and Co-Host(s) do not accept liability for loss, damage, or injury to guests or their personal property, or for the temporary conditions described above.

Pool, Spa, Tennis/Pickleball Court & Walkways
These are some of the best parts of Casa Las Damas, and we want you to enjoy them — safely. Pool decks, spa areas, and walkways can be slippery when wet, and injury can occur if care isn't taken. By using these areas, you acknowledge these risks, agree to follow any rules posted at the property, and assume the risks associated with their use.

Your Agreement
By confirming your reservation — regardless of the platform used — and again by signing the private rental contract sent after booking, the responsible guest confirms that the names of all guests age 12 and older have been accurately listed and that they, along with every guest age 12 and older in their party, have read and agree to the above, including the City of Palm Springs Good Neighbor requirements and the Assumption of Risk & Release of Liability section. The responsible guest acknowledges that noise and vehicle/parking violations may result in a minimum $500 fine issued by the City of Palm Springs, and that any violation of the rules above is treated as a breach of the rental agreement and will potentially result in immediate eviction without refund, whether reported to our staff, city compliance, or the police. This agreement applies to your stay directly and independently of any individual booking platform's own policies.
